Community Hub Hire Agreement

Terms & Conditions

This Agreement is made between twofour54 FZ LLC ("twofour54") and the Hirer, as mentioned in the booking form. By proceeding with a booking for any Community Hub venue, the Hirer agrees to be bound by these Terms and Conditions.

10. Booking confirmation and acceptance

  1. A booking is not confirmed until payment has been received in full and a written confirmation has been issued by twofour54.
  2. By ticking the acceptance box and submitting a booking request, the Hirer affirms that they have read, understood, and agreed to these Terms and Conditions in full.
  3. The Hirer acknowledges responsibility for ensuring that all attendees and collaborators comply with these Terms.

20. Studio use and conduct

  1. The Studio may only be used for lawful purposes, in accordance with all applicable laws and regulations of the United Arab Emirates, including the National Media Council Guidelines.
  2. The Hirer is solely responsible for the content created and must ensure that recordings do not violate any local, federal, or international laws or moral codes, including those concerning religious tolerance, public decency, and political neutrality.
  3. twofour54 reserves the right to immediately suspend or terminate access to the premises without refund if any activity breaches UAE law, public order, or twofour54 policies.

30. Responsibilities of the Hirer

The Hirer shall ensure:

  1. The Hirer may not install temporary fixtures, signage, or decorations without prior written consent. Use of adhesives, nails, or other fasteners is strictly prohibited.
  2. No smoking, vaping, or use of controlled substances is permitted within the premises.
  • Proper supervision and responsible conduct throughout the hire period.
  • The Studio is left clean, undamaged, and free of all personal belongings and waste.
  • No damage is done to equipment, furniture, or fixtures.
  • No food or drink is consumed near technical equipment unless expressly permitted.
  • No hazardous, flammable, or unlawful materials are brought into the premises.
  • All personal or third-party electrical equipment used in the premises is safe, certified, and approved in writing.

40. Intellectual property rights

  1. All intellectual property rights in the content produced during the hire period shall remain the exclusive property of the Hirer.
  2. twofour54 makes no claim over any media, audio, or video created, unless otherwise agreed in writing through a separate production agreement.
  3. The Hirer is solely responsible for securing any third-party licenses or consents needed for content production or distribution.

50. Cancellation and rescheduling by Hirer

  1. Cancellations must be submitted in writing via email and are effective only upon written acknowledgment by a twofour54 team member.

Cancellation fees:

  • 100% of the hire fee is payable if cancellation occurs less than 48 hours before the scheduled start time.
  • No cancellation fee applies if cancellation occurs more than 48 hours prior to the scheduled start.

Rescheduling may be requested at least 48 hours before the start time and is subject to availability. If rescheduling is not possible, the cancellation policy shall apply.

60. Payment terms

  1. Full payment is required in advance of the session and must be made via the official payment link.
  2. Failure to complete payment within the specified period will result in cancellation of the booking without further notice.

70. Studio access and parking

  1. The Hirer is responsible for ensuring timely arrival and departure. Bookings will not be extended due to late arrival.
  2. Vehicle parking (if available) is at the Hirer's own risk and twofour54 accepts no responsibility for damage, theft, or loss.

80. Damage, liability and indemnity

  1. The Hirer shall be liable for the full cost of repairing any damage to the premises, fixtures, equipment, or technical infrastructure caused by their negligence or misconduct.
  2. The Hirer agrees to indemnify, defend, and hold harmless twofour54, its employees, agents, and affiliates from any claims, losses, liabilities, or expenses (including legal fees) arising out of:
  • Breach of these Terms and Conditions.
  • Use of the premises or studio services.
  • Content created during the session.
  • Damage to property or injury to any person during the hire.

twofour54 shall not be liable for any indirect, consequential, or special damages, including but not limited to lost profits, reputational harm, or data loss.

90. Cancellation by twofour54

  1. twofour54 reserves the right to cancel or reschedule any booking, without liability, in the event of:
  • Emergency maintenance or facility closure.
  • Natural disasters or government-imposed restrictions.
  • Threats to safety or violations of law.
  • Any event beyond its reasonable control.
  1. In such cases, a full refund will be issued, or the booking may be rescheduled at no additional cost.
  2. twofour54 reserves the right, at its sole and absolute discretion, to refuse, reject, or cancel any booking, whether before or after confirmation, where it reasonably determines that the proposed use of the premises may result in excessive noise, disturbance, or nuisance to other users, tenants, or occupants of adjacent spaces. Such determination may be made without the obligation to provide justification, and twofour54 shall bear no liability for any loss or damages resulting therefrom.

100. Insurance

  1. twofour54 does not provide insurance coverage for the Hirer's equipment or personnel.
  2. The Hirer is encouraged to maintain suitable insurance policies, including public liability and professional indemnity where applicable.

110. Acceptance of terms

  1. These Terms and Conditions are legally binding. Submission of a booking request via the twofour54 website, accompanied by a checked acceptance box, constitutes acceptance of all terms herein.
  2. twofour54 reserves the right to amend these Terms at any time. It is the Hirer's responsibility to review the latest version before confirming any booking.
